• Advance Business Park in the town of Lakeshore has more advantages than what meets the eye and timing couldn't be better.

• True, the 60 acres at Patillo Road and EC Row Expressway, alongside Integram Interior Systems has great visibility and access to the 401, but it also has one of the lowest tax rates in Essex County.

• In a comparison of seven communities along the North Shore of the County, Lakeshore has the lowest tax rates for industrial development. It also posted $10.6 million worth of new industrial buildings last year - the second highest in the county.

• This comes at a time when Windsor is lacking room for industrial expansion. "The supply of industrial parkland has been eroding for the past 6 years," says Windsor Essex County Development Commissioner, Paul Bondy. "It was only a matter of time before the supply diminished, especially when 100 acres of land are being scooped up each year."

• The Rosati Group recently purchased Advance Park as fully serviced heavy and light industrial lands.
